To screen potential tenants, we have developed specific, proprietary techniques for effectively evaluating whether the person is responsible, trustworthy, and reliable. Not just a credit check, we consider the individual during a personal meeting and continue with a background check, including credit history, verification of employment, verification of income, landlord reference check, and, if desired, criminal history.
Once a tenant is accepted, we are fair and ethical, but firm and businesslike.
These days, renters have many choices so our goal is to get your property rented quickly to a good tenant.
Our effective marketing has generated over 330 requests from renters to visit our properties. We start by helping you set a realistic rent based on the location, condition and amenities of your property, plus the overall rental market.
Next, we want every possible renter to know about your property. We work to expose your property and get renters excited about it. We create a highly custom web page dedicated to your property, packed full of information and photos. In addition to advertising your property on our own site which tracks every visit, we promote it on numerous websites including:
We don’t stop there. We also post on Craigslist, paid services, to our private network of over 250 top real estate agents, and within our own real estate offices.
We’ll also post a sign at the property when possible. Plus, as a licensed real estate broker, we are able to market your property on the local Multiple Listing Service, as well.
Applicants can easily request a showing appointment directly from your web page and, of course, can contact us by email, phone and fax. By making it easy for applicants to rent from us, we get your property rented fast.

The problems that arise with rentals range from routine to full-blown disasters.
We have dealt with a $70,000 fire in the middle of the night, a drunk driver crashing into a house, a water geyser due to a broken water pipe, a tenant’s claim of ghosts, backed-up toilets, tree roots in plumbing, fallen fences, stuck food disposers, clothes washing machines that stopped washing, clothes dryers that stopped drying, loud parties, pot smoking and neighbor disputes.
We hope they never happen but no matter what the surprises are, we handle them — so you don’t have to.

Depending on the issue, we first try to give the tenant advice on how to solve the problem before sending a trusted vendor (or your own vendor, if you prefer). Our vendors are experienced, reliable, trustworthy and know that keeping costs down is important.
Expenses are passed on at actual cost (no markup) and we do not accept kickbacks from vendors.
We provide you a monthly report of your income and expenses. At year end, we’ll provide a 1099 to you and any vendors, as required by law. We provide this service at no additional charge.
Your proceeds are sent monthly by direct deposit to an account you designate (such as a checking or investment account).

Full Service includes renting the property, collection of rent, quarterly inspections, and all service to the owner and tenant.
Basic Service includes renting the property and collection of rent for a low, fixed-rate monthly fee, with day-to-day management available as requested.
Lease-up Only gets your property rented and you handle the day-to-day management.
We’ll listen to your situation and offer a plan that is tailored to the services you need. Upon successfully renting your property, we charge a single, all-inclusive leasing fee and do not charge for renewals. We don’t charge junk fees:
We provide a monthly statement detailing all income and expenses. At tax time, just give our statement to your tax preparer and your bookkeeping is done!
Our management agreement is for one year. Of course, our goal is to do a great job so that you continue to use our services and refer others. To make sure that happens, every year we send you a "Client Satisfaction Survey" to obtain your feedback.
