Silicon Valley Rentals is a busy residential property management firm with flexible, part-time work available immediately, including showing properties and doing inspections, as well as move-ins/outs with tenants.

Duties include responding to incoming requests for tours, asking qualifying questions, scheduling appointments, showing properties, managing relations between tenants and landlords, coordinating handling of service requests, and inspecting properties.

The primary work area would be San Jose and the surrounding areas. We also manage properties in the Peninsula, so you may be asked to help there, too. You can view our properties at www.svrentals.com.

Set your own schedule during business hours and weekends. No nights. There's no selling, no quotas, no cold calling, and a real estate license is not required.

During the training period, your job title will be Showing Specialist, which is an entry-level position starting at $20 per hour. Upon demonstrating proficiency in the role, you will be eligible to become a Property Manager, starting at $25 per hour.

The ideal candidate lives in the South Bay/Peninsula area, is personable, has good verbal and written communication, pays attention to detail, is well-organized, able to multitask efficiently, reliable, ethical, physically able to traverse stairs, has a driver license and a clean/reliable vehicle, and is comfortable using computer programs. You need a smartphone that is able to run current apps, as well as a reliable computer (laptop recommended).

Job Summary

Silicon Valley Rentals is seeking an organized, responsive, and detail-oriented Property Maintenance Coordinator to manage our day-to-day repair workflows. In this role, you will serve as the central hub of communication between residents, property owners, and service technicians.

You will respond to maintenance requests, determine urgency, obtain quotes, dispatch vendors, and ensure work is completed. Expect about 15 hours of work per week.

This position is remote and offers a flexible schedule. It's perfect for someone who wants to be out-and-about at times, but can be available by phone and work at a computer several times a day.

Key Responsibilities

  • Assessment: Promptly review incoming maintenance requests from residents, staff, and property owners to determine urgency and gather necessary details or photos.

  • Owner Authorization: Inform the property owner of the issue and obtain authorization for resolving it.

  • Vendor Coordination: Contact contractors and technicians to determine availability and estimates repair costs.

  • Dispatch & Scheduling: Dispatch technicians, coordinate access to the property, and give billing instructions.

  • Project Tracking: Follow up on work orders to ensure work progresses on schedule and is completed to our company's quality standards.

  • Stakeholder Communication: Maintain prompt, professional, and clear communication with property owners, residents, staff, and technicians to keep them updated on status and expectations.

  • Documentation: Keep detailed records of service requests, quotes, approvals, and completion confirmations within our property management system.

Qualifications & Skills
  • Experience: Prior experience in property management, maintenance coordination, dispatching, or customer service is highly preferred.

  • Tenant-Landlord Regulations: Knowledge of California tenant-landlord regulations is helpful but not required.

  • Communication: Exceptional verbal and written communication skills in native-level English, with a knack for diplomatic conflict resolution and setting expectations. Able to direct technicians, set expectations, and require performance.

  • Technical Aptitude: Adept at learning websites, and managing emails, texts, and phone calls.

  • Problem-Solving: Strong critical thinking skills with the ability to prioritize tasks effectively based on urgency.

  • Availability: Must be reliably available and responsive during business hours, 9:00 AM to 5:00 PM, Monday through Friday.

Compensation

Pay Rate: $28~30 per hour, to start, plus on-call pay.
