To screen potential tenants, we have developed specific, proprietary techniques for effectively evaluating whether the person is responsible, trustworthy, and reliable. Not just a credit check, we consider the individual during a personal meeting and continue with a background check, including credit history, verification of employment, verification of income, landlord reference check, and criminal history.

Once a tenant is accepted, we are fair and ethical, but firm and businesslike to protect your interests.

We want every possible renter to know about your property. Every month, our effective marketing generates thousands of views of our properties.

We consult with you to set a competitive rent based on the location, condition, and amenities of your property combined with our boots-on-the-ground knowledge of today's rental market.

We create a custom web page dedicated to your property, packed full of information and photos. We track every visit and send you a weekly report of the activity.

Our advertising spans 40+ websites, including top sites such as Zillow, Trulia, Craigslist, and the Multiple Listing Service, as well as paid services, and our private broker network of top agents. We also post a sign at the property when possible.

Applicants can easily request a tour from our website, as well as contact us by email, phone, and fax. By making it easy to rent from us, we get your property rented fast.

We personally screen, tour, and background-check all applicants. Our invitation-only process and due diligence, in collaboration with you, results in excellent tenants.

We've dealt with a $70,000 fire in the middle of the night, a drunk driver crashing into a house, a water geyser due to a broken water pipe, a tenant’s claim of ghosts, backed-up toilets, tree roots in plumbing, fallen fences, stuck food disposers, clothes washing machines that don't wash, clothes dryers that stopped drying, loud parties, pot smoking and neighbor disputes.

We hope they never happen, but no matter what the surprises are, we handle them — so you don't have to.

Tenants can email, fax, or call us about maintenance issues. Depending on the issue, we first try to give the tenant advice on how to solve the problem before sending a trusted vendor (or your own vendor, if you prefer).

Our vendors are experienced, reliable, trustworthy and know that keeping costs down is important.

Expenses are passed on at actual cost (no markup) and we do not accept kickbacks from vendors.

Financial Reporting and Payments

Strict financial management and your funds deposited monthly.


  • We obtain your authorization for routine repairs and maintenance, unless you instruct otherwise.
  • We manage emergency repairs with the best interest of your property and cost in mind.
  • We can pay bills for you, such as utilities, maintenance, and repairs.
  • We provide you a monthly report of income and expenses for ease of preparing your tax returns.
  • Your proceeds are sent monthly by direct deposit to your account.
  • At year end, we provide you with a 1099, as well any vendors, as required by law.
